Jason Bates
Chief Executive Officer
Jason Bates is a seasoned communicator and leader with more than 20 years of experience in project management across the medical device, aerospace, and software industries. He holds a Bachelor of Science in Telecommunications Management and a Master of Science in Project Management. His career has centered on managing complex schedules, coordinating teams, and ensuring the successful delivery of projects.
Outside of corporate work, Jason owned and operated a successful Martial Arts School in Northern California, where he developed strong leadership, communication, and business management skills. He is also a part owner of Finish Line TC Services, a transaction coordination company that manages 9–12 active files at a time across traditional, seller-financed, subject-to, and novation transactions. His background gives him a strong foundation in deal execution, compliance, and the legal aspects of real estate closings.
Jason is an owner and operator of Inez Spring Riverfront RV Park & Campground in Eastland, Texas, overseeing operations, guest services, and capital improvements for the 74-site riverfront property. He also serves as a limited partner in a 120-unit multifamily property, further diversifying his real estate portfolio. In addition, Jason co-hosts a monthly investor webinar on RV park investing, where he shares practical insights on deal structuring, operations, and long-term investment strategies.
Jason also maintains residential real estate investments, including both long-term and short-term rentals, many acquired through creative finance structures. His combined experience in corporate project management and hands-on real estate operations allows him to bring a disciplined, strategic approach to every investment.
Erika Bates
Chief Operation Officer
Erika Bates has over two decades of experience in real estate, construction, and project management. She previously owned a construction company that partnered with new home builders and specialized in finish work. As a professionally trained painter, she has always been passionate about bringing properties back to life and creating value through design and detail.
She holds a Bachelor of Science in Business Administration and has more than 20 years of project management experience in Supply Chain and Logistics, including leading a $1 billion system implementation and a $6.5 million site transfer.
Erika’s project management expertise translates directly into real estate, where she has managed flips, remodels, and long-term holds. She is well recognized for her underwriting skills and ability to structure deals that maximize value. Today, Erika is an owner and operator of Inez Spring Riverfront RV Park & Campground in Eastland, Texas, a 74-site property with riverfront access, a spring-fed pool, cabins, and expansion potential. She also serves as a limited partner in a 120-unit multifamily property, expanding her portfolio into larger-scale residential assets.
In addition to her operational roles, Erika hosts a monthly webinar for investors focused on RV park investing, where she shares insights on underwriting, operations, and strategies to grow value in the outdoor hospitality space. She is passionate about building relationships, creating opportunities for investors, and driving long-term growth in the real estate industry.

Armed with an Economics degree from UC San Diego and expertise in institutional investment asset management at State Street IMS, Brenda’s financial savvy underpins her operational contributions at Leapfrog Funds.
